Empresa: Actalent. Description: Small Design Build GC (roughly 20 associates) Develop conceptual through detailed estimates for renovations, tenant improvements, site/civil work, structural packages, and MEP-intensive scopes. The Estimator will lead quantity takeoffs, solicit and level subcontractor bids, build complete estimates by CSI division, and support preconstruction through award and turnover. Responsibilities - Prepare conceptual, schematic, DD, CD, and GMP estimates; develop alternates and value-engineering options. - Perform detailed quantity takeoffs (architectural, structural, civil, and MEP) from plans and specs; identify scope gaps. - Solicit, scope, and level subcontractor and supplier proposals; ensure adequate coverage across trades. - Build estimate summaries and SOVs; present estimate assumptions, inclusions/exclusions, clarifications, and risk items. - Maintain and improve cost databases, unit prices, assemblies, and historical benchmarks. - Lead pre-bid RFIs, addenda review, and constructability/means-and-methods input. - Partner with PMs for smooth turnover, buy-out strategy, and budget tracking. - Contribute to schedule-based estimating and logic. - Support owner and design team meetings; communicate clearly and professionally with all stakeholders. Essential Skills - Demonstrated proficiency across CSI Divisions 02–33, including coordination of MEP scopes. - Strong command of quantity takeoff and scope leveling; proven bid-day organization. - Tools: Autodesk Forma, ProEst, and advanced Excel; exposure to ACC/BIM a plus. - Solid understanding of building codes, permitting, and Ohio public/private work - Excellent written and verbal communication; ability to lead precon discussions and negotiate with subs.
